In the Bascom neighborhood of Chenal, a project that began as a straightforward window replacement took an unexpected turn when Sideco’s team discovered significant moisture damage. During the removal of the EIFS (Exterior Insulation and Finish System) around the first window, extensive rot was uncovered, signaling a much larger issue. Upon further inspection, it became clear that moisture damage extended across the entire home’s exterior. Faced with these challenges, the homeowner chose to move forward with a comprehensive exterior renovation to resolve the underlying problems and prevent future damage.
The moisture issues were rooted in the improper installation of the EIFS system and inadequate flashing around the roof and deck. These deficiencies allowed water to infiltrate and become trapped, causing extensive rot over time. To ensure a long-term solution, Sideco installed the ZIP System sheathing and tape across the entire home. This advanced weather-resistant barrier provides superior moisture protection while enhancing the home's energy efficiency. Coupled with the removal of the EIFS, the ZIP System created a solid foundation for the new exterior.
Next, Sideco replaced the old siding with James Hardie vertical board-and-batten siding. Known for its durability, resistance to moisture, and modern aesthetic, James Hardie siding is a high-performance solution that not only safeguards the home but also elevates its curb appeal.
In addition to addressing the siding issues, Sideco also renovated the homeowner’s deck, which had been affected by similar moisture-related problems as well as it needing to be removed to properly install the new siding. Using TimberTech decking and railing, the team created a robust and visually appealing outdoor space. TimberTech’s composite materials provide long-term durability and require minimal maintenance, making it an ideal choice for a complete deck replacement.
By the end of the project, the home had been completely revitalized. We started out just having all of our windows replaced, which quickly morphed into having to repair rot caused by improper installation of the EIFS (Dryvit) and improper flashing of the shingles and deck. (Your worst nightmare.) Sideco was able to allocate enough manpower to remove the EIFS and replace it with James Hardie board siding and replace the deck in a timely manner.
